Cambridge, England, 21 August 2009--Stem cell research is the buzz in the Cambridge science park community. In December 2008 Lambert Smith Hampton (LSH) let 20,000 sq ft in the UCB building at Granta Park to Pfizer to enable them to establish a regenerative medicine facility.
 
The trend is for incubator suites to be offered on a fully serviced inclusive rent basis, examples of these premises are St Johns Innovation Centre and Babraham Research Park where a tenant can take space within a multi-let facility from a few hundred sq ft. 
 
However, LSH has recently witnessed a trend towards larger space requirements on a similar fully serviced basis with the tenant paying an all inclusive rent. This enables tenants to take control of their outgoings without running into the added complexities and time associated with running their own property.
 
The UCB building at Granta Park has developed this model, and is offering fully serviced suites from 4,500 sq ft on an inclusive rent basis, support and services will range from refreshments in the café, a managed reception / goods and autoclave facility to suit individual requirements.
 
This scheme is unique for this size of space, but familiar to the sector where importantly it allows a tenant to devote their time and budget to research rather than facility management. 
 
Pfizer has adopted this model and Lambert Smith Hampton (LSH) hope the UCB building could inspire further development / national research.
